FLYING HIGH IN YAROOMBA - NOT IF WE CAN HELP IT
Where allowable building height is concerned, the Sunshine Coast Planning Scheme 2014 is a very specific and detailed document. The Sekisui Development Site at Yaroomba is part of the Coolum Local Plan Area, and the attached map clearly states the maximum allowable building height for the Sekisui site.
Building height designations for coastal regions on the Sunshine Coast exist for a very good reason. They are designed to preserve the low-rise friendly village style streetscapes and social amenity of our coastal enclaves. They are also designed to prevent our coastal strip north of the Maroochy River from turning into a high-rise conurbation (densely packed urban area).
Sekisui has had every chance to submit a Development Application that conforms to the legal Yaroomba Beach building height of 8.5 metres (2 storeys), instead, they chose to totally ignore the reasonable height levels allowed under the Planning Scheme and submitted a Proposal to Council for a high-rise hotel complex stretching up 24.5 metres (7 storeys). That is approx 3 times the allowable height limit.
If any of us, as private residents, submitted a building application to the Council Planning Department that did not conform to the height codes of the Coolum Local Plan Area (Yaroomba) we would be sent back to the drawing board very quickly. And that is exactly what should happen to the Sekisui High-Rise Proposal.
The Sekisui Development Proposal contains 5 Stages, and they are planned to be rolled out sequentially over a period of 9 years or so. There is great concern in the local Yaroomba Community because if Stage 1 is allowed to totally ignore the 8.5 (2 Storey) height designation and replace it with 24.5 metres (7 storeys) then it would set a Precedent. Under that Precedent what would stop Sekisui from proposing an allowable height of 35 metres for Stage 2? Or even higher for Stages 3-5?

The Save Yaroomba Group (as a sub committee of Friends of Yaroomba Inc) is dedicated to the preservation of social amenity in the Yaroomba Village area. We are not opposed to appropriate development or economic growth across the Sunshine Coast region or the Yaroomba Beach precinct. We are opposed to the Sekisui Yaroomba Beach development because it does not conform to the reasonable restraints contained in the Sunshine Coast Planning Scheme 2014. The Sekisui DA will greatly affect the social environment for all residents in the Yaroomba Beach Community, and our aim is to ensure that the Sekisui Yaroomba proposal fully adheres to the height and density requirements stipulated for the Yaroomba Beach district in the Sunshine Coast Planning Scheme 2014. We welcome appropriate development to Yaroomba Beach, but we will strenuously oppose the current form of the Sekisui Yaroomba Beach proposal.
